1) Ask for a bill of quantities before signing. Not a per-sqft rate. A BoQ.
2) Ask who the site engineer will be, by name, and get their PEC number.
3) Ask for the last three references — not cherry-picked ones, the last three completed jobs.
4) Ask what their payment milestones look like. Anything front-loaded is a warning.
5) Ask what happens if the schedule slips. Get the answer in writing.
6) Ask what materials brands are baseline vs upgrade. Vague answers = corners being cut.
