How Tryino Homes Estimates Construction Cost

How does the Tryino construction cost calculator work?

The online estimator combines estimated covered area, construction scope (grey, semi-finished or turnkey), finish level and a location band into a preliminary PKR range for Islamabad and Rawalpindi. It is a planning tool, not a quotation. Final pricing follows drawings, soil conditions, a written BOQ and current market rates. Benchmark bands were last reviewed in August 2026.

What the calculator is for

Owners use the calculator before drawings exist — to compare plot sizes, grey versus turnkey, and a first cashflow range. Tryino uses the same published bands so website articles, area guides and the tool do not invent separate rate cards.

A locked quotation still requires a plot review, architectural and structural drawings, and a bill of quantities. The online range is intentionally a band (lower / midpoint / upper), not a single promised total.

Inputs the estimate uses

You choose registered plot size (marla), storeys, construction scope, finish level and a location band (Islamabad, Rawalpindi, or premium-society grouping). Optional site factors such as access and soil adjust the band when you open advanced options. Covered area can follow Tryino’s planning coverage bands for that plot size, or you can enter a custom covered area from drawings.

What the PKR range means

The midpoint is a planning figure from covered area and the selected rate band. Lower and upper values reflect uncertainty that grows with finishing complexity — grey structure is typically a tighter band than luxury turnkey.

The breakdown shown (structure, MEP rough-ins, management and contingency) is an indicative mix for that scope, not a line-item BOQ. Duration shown is a typical construction window for that plot size and scope, not a contractual programme.

What is excluded

Land, society or authority charges, furniture, appliances, landscaping, and most design-change orders sit outside the online estimate unless a specific package says otherwise. Basement construction is not priced in the public calculator. Brand-specific fixtures and imported materials can move finishing totals after a BOQ is written.

How rates are reviewed

Published bands are labelled with a planning year and a “rates checked” month. Tryino reviews cement, steel and finishing allowances against current Islamabad / Rawalpindi market conditions. Dates are not bumped unless the content or rates actually change.

If an Insights article discusses cost, it should link this page and the live calculator rather than freeze a PKR/sqft figure that can drift.

How to go from a range to a quotation

Download or copy the estimate, then request a plot-specific review. Engineers reconcile the band against your drawings, soil note and specification. Milestone payments, if you proceed, follow visible work defined in the project agreement — see Build Assurance and Payment Plans.
