Files trade on future development risk — road access, utility tranches and NOC disputes can delay possession a decade. Discounts reflect that risk. Plots with live electricity, gas and transfer approval command premiums because you can build within months.

Due diligence on files: verify the developer entity, latest society newsletter, and whether your block appears on an approved layout plan. For plots, walk the site — check level, drainage and road width, not just the brochure map.
