Ownership & documents
- Verify ownership / title documents for the exact plot number
- Confirm transfer process and fees with the society or authority
- Ask for written confirmation of any dues outstanding
Society / authority status
- Confirm current society or authority status for the block/sector
- Check development / possession status for that specific location
- Note any known restrictions on construction timing
Physical plot
- Confirm dimensions and shape on site where possible
- Review road access and neighbouring construction
- Note topography, drainage and visible site constraints
Utilities & development
- Ask about water, electricity and sewerage readiness
- Confirm external development charges if applicable
- Clarify who provides temporary site utilities during build
Building rules
- Confirm applicable building bylaws / height / setback expectations
- Ask how drawing approvals are handled for that society
- Note façade or elevation rules if published
