Plot Due-Diligence Checklist Before You Buy

Ownership & documents

  • Verify ownership / title documents for the exact plot number
  • Confirm transfer process and fees with the society or authority
  • Ask for written confirmation of any dues outstanding

Society / authority status

  • Confirm current society or authority status for the block/sector
  • Check development / possession status for that specific location
  • Note any known restrictions on construction timing

Physical plot

  • Confirm dimensions and shape on site where possible
  • Review road access and neighbouring construction
  • Note topography, drainage and visible site constraints

Utilities & development

  • Ask about water, electricity and sewerage readiness
  • Confirm external development charges if applicable
  • Clarify who provides temporary site utilities during build

Building rules

  • Confirm applicable building bylaws / height / setback expectations
  • Ask how drawing approvals are handled for that society
  • Note façade or elevation rules if published
